TENANTS INFORMATION

So, whether you have a query relating to your tenancy, property management or maintenance, or if you just simply want to discuss where to begin – our friendly team of experienced staff will be on hand to guide you through it.

Tenant Process

1 – Let us know your requirements

Give us a call or email to register your interest and let us know what your requirements are. Information such as your budget, location, type of property, bedroom numbers and parking/special requirements are all useful so that our team can search for the right property for you and let you know about any properties that match your requirements

2- Attend viewings

Once we know what you’re looking for, we can book in some viewings so that you can have a look around the potential properties. All viewings are confirmed by telephone or email and you will be accompanied on the viewing by a member of staff, who will be on hand to help with any questions you may have about the property, area or process.

3 – Make an offer!

Once we have found you your suitable property, you can then make an offer to move in. Your offer will need to be presented in writing, along with any additional information or requests you have. This offer will then be sent to the landlord to accept or reject.

4 – Offer agreed

If the landlord accepts your offer, we begin reference checks. The aim of reference checks is to get a better picture of your suitability for the property as well as if you can afford the agreed rent. If you can afford the property is usually based on 2.5x your annual rent, compared to your annual salary.

5 – Provide your documents

To follow legal procedures and for referencing checks, you will need to provide the following documents

  • Photographic ID per applicant
  • Employment details (accounts if self-employed)
  • 3 years address history
  • Current landlords’ details
  • Referees or guarantor details (if required)

If any issues arise during the referencing check, we will notify you immediately. Once all checks are received and agreed, we will commence preparation of the tenancy agreement.

6- Move in!

Once everything is agreed, you can then move into the property. By move in day you will need to have paid your first months rent in advance and your security deposit. You will also need to ensure you have signed the tenancy agreement. You will be given the keys to the property as well as any relevant gas and electric certificates, details of where your deposit is held, details of who to contact and of your utility providers. You will also be given a copy of the inventory report completed, which will detail the current condition of the property, it is important that you sign this and let us know if anything is missing.

 

After Moving In

We will be on hand throughout the tenancy to help with any maintenance or rental issues you may have. You will be sent a renewal letter 3 months prior to the end of your tenancy and we will need your confirmation within one month as to whether you wish to renewal your tenancy, or vacate the property once the lease has expired. Please note if you do decide to leave, we do require the property to be left in a clean and reasonable condition for viewings, which we will give you plenty of notice for.

It is very important that all rental payments are made on time as rental arrears can lead to eviction notices on the property. If you feel you will be unable to make a rent payment, please let us know immediately.

There will likely be regular inspections of the property, which again you will be given sufficient notice for. It is in your best interest to keep the property in good condition so that you are not liable for any loss of deposit or repair costs.
