PACKAGES

Our Tenant find package is perfect for landlords who want to manage their own property. Some letting agencies will charge a month’s rent upfront for this service – instead, we charge a one-off fee of £250.00 + £150.00 fixed.

If you do require viewings, contact us today and agent in your area can visit your property and provide you with a quotation for this package. It includes:

  • Visiting your property, logging details and taking photographs
  • Creation of an online account to store your documentation (accessible at any time)
  • Advertising your property on major property portals and on our website.
  • Fully vetting tenant(s)
  • Tenancy Agreement
  • Arranging Inventory (Additional Charge)
  • Gas Safety Certificate as required (additional charge)
  • Electrical Certificate (EICR) as required (additional charge)
  • Rent collection in advance, with invoice and rental statement
  • Setup of Standing Order with the tenant(s)

This package allows you to have full control over your property, including the arrangement of regular inspections and any maintenance work that is required. Should it be required, you will liaise directly with the tenant. (Please note: It is essential that the tenant grants you permission to enter the rented property. If you require a standard letter for this purpose, we can provide one at no additional cost).

There are no fees payable in advance, instead payment will be deducted from the first month’s rent. The remaining balance is sent to the Landlord with a rental statement and invoice. All future rents are sent directly from the tenant to the Landlord by standing order.

At HMO Management Agency, we fully appreciate the need for Landlords to keep costs to a minimum. Like all Landlords, we expect you are looking for the following:

  1. Minimal void periods
  2. Guaranteed rent
  3. Control of your property
  4. To keep costs to an absolute minimum

Our premium lettings package includes all the following:

  • Advertising of your property on all the major property portals
  • Full tenant vetting, including references
  • Liaison with Deposit Protection Schemes
  • Legal Expense Insurance Cover
  • Any costs associated with Eviction Proceeding
  • Rent Guaranteed for 12 months, up to £2,500 pcm and £25,000 in total (with an option to renew each year)

What is more, you remain in complete control. As the Landlord, you conduct viewings of your property, meeting and vetting prospective tenants. Not only does this help keep costs down, it also means you have met your tenants in person prior to them moving in.

Increased regulations and the associated costs are driving up costs for Landlords.

It only takes one bad tenant, resulting in rent arrears, that could leave you out of pocket and with the very real possibility on being unable to pay your mortgage. Worse still, it could risk you losing your property and possible bankruptcy. Add to that extortionate solicitors’ fees, and it is hardly a surprise that the biggest fear amongst Landlords is the rising costs of property management.

There is another way…

Due to our comprehensive and unparalleled tenant sourcing and vetting process, our insurers are happy to partner with us to provide a new, low risk method of letting your property. Our Rent Guarantee package ensures a monthly rental income for a full 12-month period. The bottom line: if your tenant does not pay, your rent is still guaranteed. You might expect a hefty premium for rent protection and legal cover, but we will ensure that you are never left out of pocket for a full year.

And it gets better…

Our Rent Guarantee deal even comes with a Money Back Guarantee! If your property is not “Let Agreed” within 30 days, you can cancel your instructions and will receive a full refund.

Why take the risk of losing income, or worse, your property, when you can get complete peace of mind with guaranteed rental income for a year?
